Airbnb Property Manager/Operations Manager/Assistant to Owner of Airbnbs

  • *To be considered, please fill out the assessments** Looking for a hard-working, trustworthy, detail-oriented, handy, tech-savvy person to manage and maintain our Airbnb property portfolio and assist with other errands as needed. That person will join another assistant and a VA. Owner travels and needs someone to manage the operation on the ground to help guests, problem solve, plan work at the houses, supervise work, and do handy work (like hanging pictures, troubleshooting issues with appliances, etc) as needed. Properties are in Cary, Durham, Raleigh, and Malibu. Candidates with a background in Airbnb management or property management preferred, but work ethic, ability to learn on the job, and attitude are most important. Since this is Airbnb, things come up on nights, weekends, and holidays, so applicant should have some flexibility to answer when there are issues that need to be addressed urgently. All work should be tracked and managed in Asana. As manager, candidate is responsible for making sure all tasks get completed by them and others. Responsibilities include:
  • Maintaining the properties (some basic handy work but more hiring and supervising the right vendors)
  • Supervising operations
  • Managing projects like property improvements and internal projects
  • Communicating with guests as needed
  • Being on call for emergencies with guests
  • Coming up with creative solutions for problems as they arise
  • Organizing, supervising, and reporting on maintenance and repair work
  • Sourcing, organizing, and supervising other vendors
  • Tracking work done in each house
  • Creating approved vendor list
  • Documenting and reporting damage
  • Maintaining inventory of items in the house
  • Liaising with Airbnb
  • Sending damage reports
  • Creating processes
  • Researching solutions online and in person
  • Troubleshoot smart systems such as Ring, Alexa, Etc. There will be considerable independence so candidate must be show a history of being a reliable, proactive, communicative, organized self-starter. There will be many unknowns, so the candidate must feel comfortable using Google, Chat GPT, and other resources to find answers and make recommendations. Qualifications:
  • Excellent organizational and interpersonal skills
  • Property management history
  • Extremely detail-oriented
  • Extremely trustworthy
  • Has a positive, can-do attitude
  • Eye for design
  • Experience with Airbnb is preferred
  • Experience in customer service is preferred
  • Real estate knowledge is preferred
  • Understanding of Airbnb.com and Vrbo.com, and willingness to learn other short-term rental sites
  • Basic knowledge of computer software and hardware (ie Microsoft Office) Schedule, Work Location, Remote Working:
  • If possible, on call 24/7 for emergencies but no set hours
  • Some of the work can be done remotely, but candidate will need to go to NC properties so they will need a car and be located in the Raleigh-Durham area. Job Type: Part-time Pay: $20.00 per hour Benefits:
